More than 30 people were already on the teaching courts when I joined one of the morning drop-in clinics Sea Colony runs on weekdays. It was approaching July, when every one of some 2,200 condominiums and homes fill up with summer guests and homeowners. While the beach is unquestionably the biggest draw, tennis with 34 hard and clay courts, 6 of them indoors, could easily lay claim to being the No. 2 reason people opt to vacation at Sea Colony.
Many owners told me that the deciding factor in their purchase of a home At Sea Colony was the quality of the tennis, both for them and their kids. Apart from those midweek clinics, Sea Colony’s summer roster lures players to the courts with Live Ball and Cardio sessions, doubles clinics, Nike Adult Camps, Sea Colony’s own tennis camps, custom-designed tennis getaways with optional mental-toughness component, social pro-run round robins, and a mix of junior programs running the gamut from drills and games for 4- to 7-year-olds to Nike tennis camps and tournament tough training. And the year is otherwise peppered with exhibitions, junior tournaments, demo days, and more. At any season the staff is there to help set up games, aided now by the ability of guests and members to sign up online. All of this is designed to keep tennis in the forefront of people’s consciousness.
Sea Colony dates to the early 1970s and has something of a split personality. Route 1 divides two completely different neighborhoods. On one side is the beach—a broad boulevard of soft sand bordered by dunes over which looms a phalanx of frankly rather stark 10-to-14-story towers, their harshness somewhat relieved by long dune-fronting boardwalks, broad patios, and the occasional swimming pool, one of them indoors. On the opposite side of the highway, a tiny marketplace of shops and restaurants marks the entrance to a leafy and altogether tranquil community of residential streets with low-rise condominiums and homes, lakes, ponds, swimming pools, and a $7.5 million fitness and aquatics center, linked to one another and the beach by trams and dedicated bike paths.
Sea Colony boasts a top-tier tennis and pickleball facility—a three-time winner of the USTA Outstanding Facility of the Year award, most recently in 2022—and a wide range of programs that serve as a tremendous asset. This excellence is further enhanced by the friendly and always-helpful staff. With a talented team of professionals, including college and former college players, Sea Colony continues to deliver exceptional racquet sports experiences for players of all levels.
Tennis Programs: During the busy summer season, there are daily adult clinics, daily Cardio sessions, and a variety of junior clinics for various ages from Monday through Friday. There are as many as five round robins weekly during the busy summer. At any season the staff is there to help set up games, aided now by the ability of guests and members to sign up online (see Sea Colony Tennis for a detailed overview of all things tennis). And roughly once a month from April to October, some sort of special event—a professional, sanctioned, or social tournament, a visiting pro, or an exhibition—rounds out the program. And during the summer months of June to August there are two or three NIKE adult tennis camps each month (ALERT: these tend to sell out early). Beyond that, Sea Colony offers tailor-made weekend camps for small groups.
On paper, this all appears to be rock-solid choice of tennis options, but what sets them apart is the number of participants. On a day in August when temperatures had soared above 95 degrees, more than 30 adults and juniors turned out for the 10 a.m. intermediate clinic and another 30-plus attended the advanced clinic. I also counted 20 beginners in afternoon junior clinic, which had astutely been scheduled for the indoor courts.
Tennis aside, Sea Colony has also made the move into pickleball with four permanent courts and blended lines on 14 of the tennis courts and an additional 4 permanent courts, a total of 8 with lights. Certified pickleball instructors are available for clinics and private lessons, supplemented by pickleball and hybrid tennis and pickleball camps for adults (including some for advanced pickleball), and NIKE camps for juniors. Instruction aside, Sea Colony stages pickleball clinics, social round robins, and a variety of morning and evening Open Plays sessions for all levels. Court Complex. Although there are four lighted hard courts at the beach, the real tennis action takes place at the main tennis center. It comprises six indoor hard courts with sandwiched between another six outdoor courts and 14 Har-Tru courts. There are and additional four hard courts in the trees across the road, two of those now sporting blended lines to accommodate pickleball. Grand Central Station for tennis is the pro shop on the ground floor of the indoor building. Above it, a long viewing area overlooks the indoor courts and has a bar for use in special events. It opens in back onto a broad deck with a panoramic perspective on the Har-Tru courts, where The Vacasa Pro Women’s Open, a $25K Pro Circuit event, takes place in May. Although the pro shop closes at 7 p.m., those well-lighted indoor courts remain open on a first-come, first-served basis until 10 p.m.
Court fees: None, not even for the indoor courts.
Off Court
Beach: Sea Colony fronts ½ mile of Bethany Beach, a broad boulevard of soft sand washed by the Atlantic Ocean. A free shuttle takes guests from Sea Colony West (where the tennis center is) across Route 1 to the beach.
Fitness Center:Â A short walk from the tennis center is $7.5 million multi-use fitness and aquatic center with indoor and outdoor swimming pools, a snack bar, gymnasium, and a well-equipped workout room. Personal trainers are available as are a variety of classes, including spinning, Zumba (both aquatic and dry land), yoga, Barre toning, and water aerobics.
Bike paths lace Sea Colony West making it easy for kids to get from houses and townhomes there to the tennis courts, fitness center, or marketplace (though to reach the beach they have to cross busy Route 1).
Children's programs: Colony Kids and Club Sea Colony take kids for 2 and 4 hours respectively for a mix of swimming, games, crafts, and other diversions.
Dining: The Marketplace at the entrance to Sea Colony has two restaurants: several restaurants, Fin’s Ale House and Armand’s Pizza among them, but there are numerous other choices within easy driving distance in Bethany and Fenwick Beaches.
Accommodations
Lodging consists of 1-to-5 bedroom condos and houses, some oceanfront, others near the tennis complex. During the summer, one-week bookings are required.
Getting there
Seasons: Year-round thanks to its indoor courts.
Travel Instructions: The nearest major airports are Baltimore Washington International Airport (BWI) and Philadelphia International Airport (PHL), each roughly a 2½-hour drive from Bethany Beach. The alternative is to fly into Salisbury Regional Airport (SBY) in Salisbury, MD, which is approximately 45 minutes’ drive south of Bethany Beach.

Great tennis and resort facilities. We used to stay a week at Sea Colony twice a summer every year for five or six years. We really enjoyed the tennis. The last couple of years, the tennis instruction has gone down hill. I think the level of players has gotten lower so the instructors are trying to accommodate more levels of play. That is a good thing. But in the past, the instructors would split the group up more intelligently and logically during point play. These days the groups are split randomly unless you ask for the Head Pro to intervene…..and who wants to do that every time. The point play/live ball could be 13 year old beginners on the court with 5.0 USTA rated players. Strange and not fun for anyone involved. Good price for tennis though and the resort has everything you need.

The Sea Colony Tennis Facility is excellent – the indoor courts are brightly lit, courts are well maintained, and the pro shop has everything you need. But what makes the Sea Colony Tennis camp special is Head Pro Thomas Johnston and his staff of top tier instructors. They are great communicators and extremely positive when teaching new concepts which helps take the stress out of learning new techniques and strategies. Thomas frequently requested feedback and suggestions so that our camp was tailored to the specific needs of our 12 person private camp. I’ve been to camp at Sea Colony four times in the past 14 months, each time with a different set of people, and I can say each camp was uniquely tailored to our needs. I was also able to immediately incorporate new techniques and strategies into my game when I got back home. The instructors are creative at handling a variety of skill levels and personalities, often within the same group of camp participants. They kept our group moving through several drills that all built upon one another, enforcing what we’d learned while introducing something new. There always seemed to be a logical progression. Last but not least, Thomas and his assistant instructors consistently displayed their great sense of humor and kept us smiling the whole time, we had a ton of fun throughout the weekend! I highly recommend the Sea Colony Tennis Camp to anyone looking for improvement to their tennis game, a team building event for their USTA team, or just a fun weekend get away.

I have been to Sea Colony Tennis Camp approx. 15 times in the past 5 years. Every time I go, I learn something new and have a chance to brush up on all the basics, always with the goal of being a better doubles player. Thomas Johnston is an outstanding, personable, enthusiastic and fun Tennis Director, and his team of instructors is (usually) outstanding. Because my groups are more than 12 people, there may be some coaches who aren’t part of the “core team,” and these instructors sometimes don’t match the level of the “regulars,” but they are all still very good. The resort itself is huge, with something for everyone, and Bethany Beach is a really nice, quaint family-friendly beach town. No matter what size the group, or what level the players, Sea Colony Tennis Camp is well worth a weekend of your time — and very affordable compared to most other Tennis Camps.

My wife and I, both 4.5 tennis players, love going to Sea Colony. They have 6 great indoor courts for winter play. Outdoors, it’s a nice combination of soft and hard courts, and reserving a court is rarely a problem (except maybe from 9-11AM during peak summer weeks). The teaching staff is really upbeat and offer tennis drills for every level, daily during the summer. Sea Colony in general has primarily condos available for rent, some on the beach, others closer to the tennis. Other amenities include lots of swimming pools and multiple gyms (one of them about to be reopened after a major renovation). Sea Colony takes great pride in keeping the facilities up to date. Finally, the town of Bethany Beach is great for those who like something low key (it’s motto is “the Quiet Beach”) but is right near Dewey and Rehoboth beaches for those who want a rowdier environment.

Daily clinics in the summertime are decent with a good pro/player ratio. The director is very good, other pros are mixed in their enthusiasm and skill. Players self-rate for these clinics and you can frequently have a rather wide range in the “advanced” clinics. Game matching is basically a list posted at the desk of the pro shop. Courts are very good and the nearby beach is a prime reason to come here. The resort is very well-maintained and has multiple swimming pools throughout the area. The fitness center is acceptable. Golf, dining and other recreational opportunities are close by. We regularly spend a week here in the summer. Lodging options are varied including beachfront condominiums to large homes a shuttle drive away from the beach. The overall vibe is relaxed and pleasant. this is a great place for couple or families to stay.

You get to spend an entire morning playing tennis (with a variety of options from cardio to individual classes) , the afternoon at the beach, and have enough options for dinner out or can always cook in. I loved this place so much that after my first visit I took a group of 6 friends back with me. We all loved it and promised to come back next year.
We had 12 ladies down for a tennis clinic weekend and everyone had a fabulous time. The program was organized well. The best thing for me was the energy and positive attitude of the Pro Staff teaching the clinics. They kept it moving and kept us directed while giving feedback the entire time. Great resort with an outstanding tennis program. They have 34 tennis courts, 10 outdoor pools, 2 indoor pools and private beach access with trams that will take you to the beach. Great tennis clinics and camps for all ages. Bike and walking paths throughout the development. A true vacation spot.
I’ve gone to their drop in clinics for the past few years and they have been very well run. They do a good job placing similar skill levels together and the instruction was always on point. There are always a good number of participants and the ratio of coaches to students was great.
I have never been to a tennis facility where the enthusiasm is down right contagious! Upon approaching Sea Colony, you see people briskly and cheerfully walking or riding bikes to the courts. Once there, you are greeted by such warm and friendly professionals. There are always clinics going on for different levels. Often there is exhilarating music playing so it gets you really pumped up for playing well!! I LOVE it here!!!
Program is organized well, Thomas tries to keep the levels of play even. The coaches are terrific and keep the sessions moving at a good pace. A great way to meet other players.

A great camp experience incorporating skill drills, strategy and point play. You will come out of it with a great appreciation of your skills and weaknesses. What you do well and what you need to work on. However, they do not overwhelm you with too much change that it would totally mess up your game. They just highlight one or two things that each player might want to work on.
I have been to Sea Colony Tennis Camp approx. 15 times in the past 5 years. Every time I go, I learn something new and have a chance to brush up on all the basics, always with the goal of being a better doubles player. Thomas Johnston is an outstanding, personable, enthusiastic and fun Tennis Director, and his team of instructors is (usually) outstanding. Because my groups are more than 12 people, there may be some coaches who aren’t part of the “core team,” and these instructors sometimes don’t match the level of the “regulars,” but they are all still very good. The resort itself is huge, with something for everyone, and Bethany Beach is a really nice, quaint family-friendly beach town. No matter what size the group, or what level the players, Sea Colony Tennis Camp is well worth a weekend of your time — and very affordable compared to most other Tennis Camps.
Sea Colony is one of the best tennis resorts I visit each year. The management, professional staff and all aspects of the tennis program is outstanding. Always treated with a welcoming respect and appreciation makes me want to keep coming back to enjoy tennis at Sea Colony. The resort is kept spotless and beautiful. Sea Colony is an amazing Tennis Resort with a variety of playing surfaces. The staff is outstanding and provides great individual feedback, even in a group setting. I travel to DE from NY often and I always make time to take a clinic, a mini-camp or just play with a group. Sea Colony is located in a beautiful setting near the ocean with a myriad of activities for all and fabulous restaurants!
I went with a group of 7 women to a weekend tennis camp at Sea Colony. The pace and instruction was excellent. The director, Thomas Johnson, has very useful tips and insights into each person’s game. I have attended for several years and always come away with an improved game. Sea Colony Tennis is the best, I highly recommend for all tennis lovers!
My wife and I, both 4.5 tennis players, love going to Sea Colony. They have 6 great indoor courts for winter play. Outdoors, it’s a nice combination of soft and hard courts, and reserving a court is rarely a problem (except maybe from 9-11AM during peak summer weeks). The teaching staff is really upbeat and offer tennis drills for every level, daily during the summer. Sea Colony in general has primarily condos available for rent, some on the beach, others closer to the tennis. Other amenities include lots of swimming pools and multiple gyms (one of them about to be reopened after a major renovation). Sea Colony takes great pride in keeping the facilities up to date. Finally, the town of Bethany Beach is great for those who like something low key (it’s motto is “the Quiet Beach”) but is right near Dewey and Rehoboth beaches for those who want a rowdier environment.
What a fabulous place! Great instructors, beautiful courts, fun drills. I learned a lot and plan to return for a refresh!

Great resort for fun tennis instruction and competitive play. Many players at all levels available. Instructors provide insightful instruction, not just cookie cutter recommendations. Instructors very friendly and make the lessons fun.
There are six indoor, and 20-something outdoor courts, both hard court and composition. The staff is welcoming and talented, and the amount of activity during the summer is exceptional. Highly recommended.

Sea Colony is fantastic–just a few hours drive from many major cities on the East Coast (DC, Baltimore, Philadelphia) and the facility is great–both clay and hard court as well as an indoor bubble in case of inclement weather. The instructors are knowledgeable and friendly. And the prices are very reasonable!
This is a top notch resort with an incredible staff & tennis program! I highly recommend it. You won’t be disappointed. Their facilities are amazing—more than 30 courts (hard & har-tru), 6 indoor hard courts. They have an excellent team of pros led by Thomas Johnson. I had the pleasure of taking lessons from a variety of pros & learned something from each one. Krista was able to provide me with names & contact info for players my level who were interested in games. I played all 10 days during my vacation! There are no weaknesses to the Sea Colony Tennis Center except that my vacation had to end. I will surely bring many new tips for my game back home.
Know how I promoted my rentals at Sea Colony Beach and Tennis Resort. I let my tennis friends experience it for free. They had nothing but praise for the tennis director and staff, Thomas Johnston. Linda was so full of enthusiasm after Thomas worked with her she is selling her entire USTA team the idea of going to Sea Colony Tennis for team training next spring.
Daily clinics in the summertime are decent with a good pro/player ratio. The director is very good, other pros are mixed in their enthusiasm and skill. Players self-rate for these clinics and you can frequently have a rather wide range in the “advanced” clinics. Game matching is basically a list posted at the desk of the pro shop. Courts are very good and the nearby beach is a prime reason to come here. The resort is very well-maintained and has multiple swimming pools throughout the area. The fitness center is acceptable. Golf, dining and other recreational opportunities are close by. We regularly spend a week here in the summer. Lodging options are varied including beachfront condominiums to large homes a shuttle drive away from the beach. The overall vibe is relaxed and pleasant. this is a great place for couple or families to stay.
I thought this was a great camp – loved the variety and the way each court was designed for different levels.
